Do I need to clean or fix up my house to get a cash offer from you?

Absolutely NOT. We buy the house “as is”. Everyone’s situation is different – we have seen houses in any condition you can think of (updated or not, empty or full of items). This is the benefit of selling cash to us – nothing needs to be done to the house on your end – that’s what we are here for.

I don’t know exactly when I want to sell my home. Can I pick a closing date?

How do you come up with the price you offered me?

This is where our experience comes into play and what separates us from other companies that have NOT done the remodels themselves. We have worked on many projects and know the approximate costs of restoring or remodeling the home. We are in this business to make a profit. To find a purchase price that works for us, we take real time market data on values and we come up with a realistic price with the remodel cost to see if it pencils. 

I typed my address into Zillow and Redfin and my House’s estimate is much higher than what you offered. Why is your offer lower?

Zillow and Redfin are very helpful to get a general idea of prices. However, these estimates are only that – estimates, and can sometimes be misleading. They do not take into account the property specifics in this transaction. They assume fully cleaned out, perfect condition properties with no issues and take an average of local sales which can lead to both lower and higher estimates. We do our analysis ourselves based on YOUR SPECIFIC PROPERTY to find a price.

Do I pay commissions during this transaction? Is it the same as listing with a real estate agent?

NO! This is where we differ from going the traditional route of putting your property on the market. There are NO commissions paid by you. The traditional route there is usually a 3% commission on both sides (the buyer and seller’s agents). This is 6% you lose from your sales price. When selling to us, there are no commissions paid which means you keep that 6%.

For example, on a $100,000 sale price property listed on Zillow or Redfin the commissions could total $6,000 leaving you with $94,000 at the end of the day. That number from us would mean $0 would be collected for commissions.
